Current audited V3 market

Dallas property intelligence, verified to the owner.

A documented path from official City of Dallas events to current residential property and ownership records—without calling public data “seller intent” or unverified contact data “truth.”

Snapshot retrieved 24 Aug 2026 UTC; newest matching event 12 Aug 2026. Stale under our five-day rule.

Release results

The count is large. The claim is deliberately narrow.

Each released row proves an official event, a unique Dallas residential property and a current owner/mailing record. It does not prove a verified phone number, consent or motivation.

30,364official Dallas source events processed
21,088V1 candidates entering the verification pool
13,986records reaching V3 before ranking
12,000ranked V3 records in the exact release

Verification method

Three gates before a record is released.

Unknown and ambiguous records fail closed. They do not get repaired with a confident guess.

A receipt, not a score

What travels with the release.

The audit trail is designed so a research decision can be traced back to its sources and reproduced from the same inputs.

Honest limits

What this release cannot tell you.

The source is currently stale.

Retrieved 24 August 2026, the newest matching event was dated 12 August. We disclose that gap and do not silently relabel it as live.

A public event is not distress.

An official property event is a research signal. It does not prove hardship, motivation, willingness to sell or consent to contact.

V3 is not a verified phone.

The 12,000-row release proves property and ownership. Contact identity, line status and suppression checks belong to V4.

Records can change.

Public agencies correct records and ownership rolls evolve. Every delivery needs its own retrieval date, ruleset and manifest.

Re-run the source yourself. DeedStake keeps the source ID visible because verification should remain inspectable.
